West
Thirteenth
This property was renovated to
continue as a rental. However, the owner wanted it to be more functional and
keep its original 20's look and feel. This home sat empty for many years and had
fallen into major disrepair. The walls were plaster and cracked beyond repair,
the ceilings were acoustical tile, the furnace was in the living room, the
kitchen was large, void of cabinets and had no access to the back yard. The only
access to the second bedroom and bath was through one bedroom.
What was done.
-
Floor Plan: In the
living room we removed the furnace and relocated it by the kitchen. We
opened the
wall up between the bath room and the two
bedrooms, thus creating a hallway and making access to these rooms from
the main part of the house. The owner had the
second
bedroom made larger by enclosing a back porch area. In this room
we built the interior walls creating a walk-in closet and a laundry area. In
the other bedroom we built a closet and closed it off from the living room,
giving it new access from the new hallway.
-
Kitchen: We built an area to house the furnace and took the bump-out
pantry and turned it into an
entryway
for access to the back yard. We installed new
white kitchen cabinets, counter tops, sink and faucet and new vinyl
flooring.
-
Whole house
changes. We capped all walls and ceilings with drywall. We blew insulation
into exterior walls and attic. We Installed new interior doors and trim to
match existing.
-
Utilities: All
plumbing, electrical and furnace were replaced with new.
