West Sixth Historic III

We bought this historic house at sheriffs auction. It had several modifications done to it through the years. We think the original house was Federal with a Victorian addition and then a craftsman’s style front porch added. The house had been cut up into 3 apts.

What was done

We tore out the apartments and any walls that were not original thus restoring the circular traffic pattern to upstairs and down. We then gutted all rooms except Victorian Parlor and bedroom above. The Federal portion of the house required most of the work. We had foundation repair, floor leveling and sill replacement. And yes there was a 100 years of trash in the basement.

In the original house we reconfigured the back to contain kitchen, dining nook, half bath, and laundry room.  The front remained the same, formal entry, stairway, living room and access to victorian addition. We kept the original windows but upgraded the jambs to a vinyl track with built in springs. By doing this we were able to keep the original sashes and make them operate smoothly with no ropes or counter weights. We refinished the floors in the victorian addition up and down and installed pre-finished Cherry hardwood flooring everywhere else. During demolition we discovered the stair way split into two directions, one leading to the victorian addition and the other to the second floor of the federal side. Upstairs above the main floor we created two full bathrooms, a master bedroom suite and a guest room. On the victorian side we kept this room as it was. In this room was an entrance to the original house thru a short hall. Here we located a full bathroom. This room also had an entrance to it in the hallway between the master bedroom and the guest room.
